Six well-known F&B brands left Singapore between early 2025 and January 2026: Eggslut, Fluff Stack, Privé, Gong Cha, Twelve Cupcakes and Lady M. Two did not stay gone for long. Lady M reopened at Jewel in April 2026 and now lists four Singapore boutiques, and Gong Cha has promised a 2026 return under a new franchisee.
More places open in Singapore than close, every year. But 2024 saw over 3,000 F&B closures, the most since 2005, against 3,793 openings, according to CNA figures reported by Vulcan Post. Our post blamed rent, and most of these brands said some version of the same thing: costs went up faster than prices could.
Some of these exits were not about demand at all. A licence ended, or a franchise was not renewed. That is exactly the pattern in brands that left Singapore and came back, and two names on this list have already followed it.
Eggslut opened here in 2021, added a Suntec City outlet in 2022 that lasted about a year, and quietly closed its last shop at Scotts Square in early 2025. The brand's own locations page today lists the US, Tokyo and London, and no Singapore. I am still an eggslut though.
Fluff Stack announced on Instagram on 13 May 2025 that it was closing all five outlets, at Pasir Ris Mall, Northpoint City, Tampines 1, PLQ Mall and Suntec City, saying the challenging F&B climate had made it unsustainable. It had arrived at Suntec in 2019. For a lot of people it was their first soufflé pancake.

Privé Group stopped all F&B operations on 31 August 2025, after 18 years. That took out its cafes at Holland Village, Botanic Gardens, Wheelock Place and the Asian Civilisations Museum, plus Empress at the museum. The group said it would appoint an independent financial adviser.
Gong Cha went on 1 October 2025, when Gong Cha (Singapore) Pte Ltd stopped being the brand's franchisee and every outlet shut. Gong Cha Global's CEO called it a see you soon and promised a 2026 comeback as Gong Cha 2.0. As of 5 October 2026 we have not found a confirmed reopening date. Meanwhile a new brand, Cai Ca, moved into six former Gong Cha shops. Bubble tea fans will know this is the second time: the original franchisee turned its Gong Cha shops into LiHO in 2017, which LiHO's founder talked us through in our interview.
Twelve Cupcakes closed all 20 stores on 29 October 2025 and went into provisional liquidation, leaving about 80 staff without a job. Daniel Ong and Jaime Teo started it in 2011 and sold it to India's Dhunseri Group in 2016. We have found no sign of a revival.
Lady M's licence with Caerus Holding ended on 11 December 2025 and its outlets were closed by January 2026 (our slide said 2025, it was 2026). This one has a happy ending. Lady M reopened at Jewel Changi Airport in April 2026, and its Singapore site now lists Jewel, a pop-up at Velocity, IOI Central Boulevard Towers and Marina Bay Link Mall.
· If a brand you like posts a closing notice, the final weekend queue is always the worst. Go on a weekday.
· Unused prepaid cards and vouchers are hard to claw back once a company goes into liquidation. Spend them early if a brand looks shaky.
· A franchise ending is not always goodbye. Watch the brand's global account, that is where comeback news lands first.
Yes. All Gong Cha outlets in Singapore closed on 1 October 2025 when the local franchise ended. Gong Cha Global said it would return in 2026 as Gong Cha 2.0, but we had not found a confirmed reopening as of 5 October 2026.
Yes. Lady M closed its outlets after its licence ended in December 2025, then reopened at Jewel Changi Airport in April 2026. Its site now also lists Velocity (pop-up), IOI Central Boulevard Towers and Marina Bay Link Mall.
The company was placed under provisional liquidation and closed all 20 stores on 29 October 2025, laying off about 80 staff.
Fluff Stack announced on 13 May 2025 that it was closing all five Singapore outlets, citing the challenging F&B climate.
No. Its last outlet at Scotts Square closed in early 2025, and the brand's own locations page no longer lists Singapore.
